So, we got the house cleaned up and waited for news from the realtors. Unfortunately we got bad news.
Then, on Tuesday, DH got an email from the realtors. They had done some further research into the comps after walking through our house, and thought they could attempt to list it at $80,000. We owe $83,000. After paying closing costs, commission, and the remainder of our loan we were looking at $12,000-15,000 to come up with to get out of this house. Better than $30,000-40,000, but still a lot of money to lose just to walk away.
So we toyed with the idea of listing just to see what happened. And DH talked to his dad about our situation. And we ran calculators to see where we stand now and where we think we should be at the end of this year.
We've decided to stay put for now. Our living expenses are fairly low right now. Based on the mortgage calculators, if we pay off our credit cards and car this year, we would be able to easily qualify for the mortgage on the house that we want even if we still have to pay on this house. We are SOOOOO CLOOOOOSE to getting out of here. At least we have a more definitive goal in sight. And we will be able to make the move when it makes the most financial sense for our family, meaning we won't be straining our finances to the max again.
So, we were going to sell. And then we weren't. And then we thought, well, maybe. And then we decided no. For now.
Next week is payday. Can't wait to see the numbers after the next round of payments. Still waiting on DH to get paid on some cases. It's a good thing we don't rely on his checks for our normal monthly living expenses. Having the stress of not knowing when/if money is coming in would be too much for me to handle!!
